These Terms of Use govern your access to and use of AuriTestate services, including our platform, templates and consultancy related to real estate documentation. By using AuriTestate.best you agree to comply with these terms and any applicable laws. If you do not agree, do not use the services.

Eligibility to use the service
Services are intended for business users, licensed real estate professionals and entities seeking documentation support in Malaysia. You must have legal capacity and authority to enter into these terms on behalf of any organisation you represent.
Users must be at least 18 years old or the legal age of majority in their jurisdiction to contract for services with AuriTestate.
You must use AuriTestate services for lawful purposes only. Activities that violate local laws, facilitate fraud, or infringe third-party rights are prohibited.
Access to AuriTestate services may be restricted in certain jurisdictions. Our platform is primarily configured for use in Malaysia; users outside Malaysia must ensure compliance with local legal requirements.
Account responsibilities
When you register for an AuriTestate account you agree to provide accurate information and maintain account security. You are responsible for activity originating from your account.
Keep account and profile information current and accurate. Incorrect details may impede service delivery and legal document validity.
Protect your login credentials and enable recommended security measures. Notify us immediately of any suspected unauthorized access.
Accounts are personal and non-transferable unless expressly permitted in writing by AuriTestate.
If you suspect your account has been compromised, contact support immediately so we can take steps to secure your account and advise on mitigation.
AuriTestate may suspend or disable accounts that violate these terms, for security reasons, or to comply with legal obligations. We will provide notice where feasible.
Service scope
AuriTestate provides templates, document review, contract drafting assistance and compliance checklists tailored to real estate professionals. Content is prepared by qualified staff to assist business workflows but is not a substitute for independent legal advice when required.
We may modify or discontinue features of the service. Substantive changes will be communicated via the platform or by email to affected users with reasonable notice where practicable.
We aim for reliable uptime but cannot promise uninterrupted access. Scheduled maintenance and unforeseen interruptions may occur; we will make commercially reasonable efforts to minimize disruption.
User conduct rules
Users must follow conduct rules designed to maintain professional integrity and legal compliance when using AuriTestate services.
- Use the platform for legitimate real estate business purposes only.
- Do not submit fraudulent, defamatory or unlawful content.
- Respect intellectual property rights of AuriTestate and third parties.
- Do not attempt to access other users' accounts or restricted areas of the platform.
- Comply with applicable anti-funds laundering and anti-corruption obligations when using documentation services.
- Provide truthful and accurate information when engaging our document preparation services.
- Cooperate with reasonable compliance and verification requests from AuriTestate.
User content and materials
You may upload documents, instructions and other materials for document drafting or review. You retain ownership of your uploaded materials subject to these terms.
You warrant that you have the rights to submit content and that submission does not infringe third-party rights or applicable law. AuriTestate is not liable for third-party claims arising from your content.
By submitting content you grant AuriTestate a non-exclusive, worldwide, royalty-free license to use, store and process the material as necessary to provide the requested services and improve our offerings.
You are responsible for verifying the accuracy and suitability of documents produced. Our services assist preparation and review but should be validated against specific transaction requirements and local legal standards.
AuriTestate may remove or refuse content that violates these terms, is unlawful, or poses security risks. We will notify account holders of removal decisions where practicable.
Intellectual property
All platform content, templates, code and branding are the intellectual property of AuriTestate or its licensors. Unauthorized copying, distribution or creation of derivative works is prohibited.
- Do not reproduce or redistribute AuriTestate templates outside of permitted use.
- Do not reverse-engineer or attempt to extract source code or proprietary data from the platform.
- Do not remove or alter any attribution, activity or copyright notices in AuriTestate materials.
Paid services
Certain AuriTestate services are fee-based, including premium templates, bespoke drafting and priority review. Fees and billing terms are set out at point of purchase or in a separate agreement.
Pricing information is provided on the site and may vary by service complexity and scope. Quotes for bespoke work will be confirmed in writing prior to commencement.
Payments must be made by the methods listed on the platform. Invoices are payable in the currency specified; users are responsible for any bank charges or local transaction fees.
Subscription services renew automatically unless cancelled in accordance with the subscription terms. Users may cancel renewal through their account settings or by contacting support within the required notice period.
Refunds are handled in accordance with the specific service agreement. For transactional errors or billing disputes, contact [email protected] within 14 days and we will contribute and respond promptly.
Cancellation policies vary by service. For bespoke or urgent drafting services, cancellation terms specified at purchase apply to cover work already performed.
Users are responsible for any applicable taxes, duties or levies arising from purchases. Prices may be displayed exclusive of local taxes where legally required.
AuriTestate may update prices for paid services; changes will not affect already confirmed orders unless stated in the order terms.
Non-payment may result in suspension of services, withholding of deliverables and collection actions as permitted by law. Outstanding obligations remain payable.
Professional disclaimer
Content provided by AuriTestate is for informational and documentation support purposes and does not constitute legal advice. For matters requiring formal legal counsel, consult a qualified lawyer familiar with Malaysian real estate law.
Limitation of liability
To the fullest extent permitted by law, AuriTestate's liability for direct losses arising from the service is limited to fees paid for the specific service giving rise to the claim. AuriTestate is not liable for indirect, incidental or consequential losses, including lost benefits or business interruption.
Third-party services
Third-party providers may be engaged to deliver certain services or integrations. AuriTestate is not responsible for third-party performance and third-party terms may apply.
Termination
Either party may terminate a service agreement in accordance with its termination provisions. AuriTestate may suspend or terminate accounts for breach of these terms or unlawful conduct.
On termination, access to the platform and pending deliverables may be revoked. Outstanding fees and obligations accrued prior to termination remain due.
Privacy and data protection
AuriTestate processes personal data as described in its Privacy Policy. We implement administrative, technical and physical safeguards to protect personal data in accordance with applicable law and industry practices.
Communications
We may send service-related notices by email, in-app notifications or postal mail. Users consent to receiving communications related to account administration and service delivery.
Changes to terms
We may revise these Terms from time to time. Material changes will be posted on the site with an updated effective date. Continued use of services after changes indicates acceptance of the revised terms.
Governing law
These Terms are governed by the laws of Malaysia. Parties submit to the non-exclusive jurisdiction of Malaysian courts for disputes arising from these Terms, subject to any mandatory legal requirements.
Dispute resolution
Parties should attempt to resolve disputes by good-faith negotiation. If unresolved, disputes may be referred to mediation or the courts as provided under governing law.
